Its distance from the sea is so much that you can hear its wave from your bed! The sunset from here is a wonderful spectacle! The bus station is just a few minutes away from the property and can lift you to Mykonos town which is only 3,5 km away. Saint Stefanos beach is just 1000 meters away and you can find their restaurants, cafes, and others. The famous restaurant Limnios is about 200meters walking! The New port is also very close!

Mykonos Luxury Homes acts as an agent for property owners (“Owner”) and their representatives (“Owner Representative”) in promoting properties for rent and arranging bookings. Each time a Guest confirms a booking of a property through Mykonos Luxury Homes or Luxury Villa Rentals, a rental contract is entered into between the Owner or the Owner’s Representative for the agreed period (“Rental Period”), and the guest in whose name the booking is made (the “Guest”). Each time a Guest books a property through us, the Guest is deemed to have agreed to these terms and conditions. The Rental Contract is not effective until Mykonos Luxury Homes has confirmed the Guest’s booking. A holiday rental booking is initially made between the signatory of the e-booking form (the client) representing its party and the villa booking agent and service provider A holiday rental booking is initially made between the signatory of the e-booking form (the client) representing its party AND the home or villa booking agent and service provider Mykonos Luxury Homes (the booking agent) representing the property owner. A deposit of 30% of the total holiday rental cost outlined in the e-booking form must be paid by you in order to secure the property. No obligation from the property owner nor us will exist until we have received this amount in full and the e-booking form is duly filled by you and recorded electronically. Should you later cancel, cancellation charges are applicable in accordance with our cancellation policy.
The payment of the balance 70% must be paid at least eight (8) weeks before your arrival. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit, in which case this rental contract will be thereby terminated without any further notice required. For bookings made within eight (8) weeks of the arrival date, the client will be required to pay the full amount (100%) of your holiday rental at the time of booking.
All payments must be made in EURO unless otherwise agreed with Luxury Villa Rentals, and must be made in accordance with Mykonos Luxury Homes’ payment instructions as set out in the Guest’s booking confirmation.
If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to Mykonos Luxury Homes. All cancellation notices received by us will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest’s party purchase trip cancellation insurance.
- Booking Cancelled By You!
It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is canceled by us due to non-payment, then we shall be entitled to the following percentage of the holiday cost:
1. 8 weeks or more before arrival = 30 % (non-refundable deposit) 2. 8 weeks before arrival = 100 %(deposit & balance) 3. All cancellations must be sent to us in writing by the signatory of the booking form. The security deposit will be fully refunded.
- Booking Cancelled By Us!
Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property.
However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund in full the amount paid to us for the property, but we will not be liable for any other cancellation charges for travel arrangements for you and/or your party.
Typical check-out is at 12:00 and check-in is at 3:00 pm respectively unless stated otherwise. We will work with the key-holder to try to accommodate the Guest’s actual arrival and departure times, subject to availability. Please do advise us of any changes to the Guest’s schedule so every effort can be made to accommodate them. Arrivals and departures are on Saturdays only unless agreed differently at the time of booking. Check-in time is from 3 pm to 8 pm. Check-out time is before 10 am. In case of flight delays or inconvenience, while traveling, you should contact us at the earliest. We cannot guarantee early check-ins or late check-outs unless confirmed by us in advance. For check-in and/or check-out assistance before 8 am and after 10 pm a fee of EUR100 may be payable locally.
For weekly rates, the minimum stay is 2 weeks during high & peak season and 1 week during the low season. Exceptions may be allowed depending on the property and availability. Surcharges may apply.
In order to comply with local legislation where the property is located, you will be required to sign a “rental contract” directly with the property owner at the time of check-in. The very same booking conditions included in your e-booking form at the time you booked your holiday rental with us will regulate such a contract.
The descriptions, assessments, and/or ratings of Properties and surrounding locations that Luxury Mykonos Luxury Homes publishes or gives to the Guest are provided in good faith and in the belief that they are accurate based on the latest information received. However, we cannot be held responsible for any modifications to the Properties or inaccuracies. Where Mykonos Luxury Homes publishes or refers to descriptions, assessments, and/or ratings of the property either by Mykonos Luxury Homes or by third parties, these ratings are for information purposes only and Mykonos Luxury Homes will not be held responsible for any reliance placed on these ratings.
Number of Guests: The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement. Should the property owner key-holder find more persons than those stated, he will be entitled to ask you and your party to vacate the property on behalf of the property owner and cancel the booking overall, with a 100% penalty of the holiday rental costs paid to us.
Pets: No pets are allowed unless agreed in writing in advance.
Use Of Property: All bookings are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose unless otherwise confirmed in writing.
Access: The property and its facilities are available for the Guest’s full enjoyment during the rental period. However the owner, owner’s representative, or other staff and contractors may need access to the property from time to time (e.g. for maintenance purposes to the house, garden, swimming pool, utilities, and services, or for the purposes of providing additional services requested by the Guest, etc.). The Guest is required to give them reasonable access to the property for these purposes.
Damage & Loss: Any damage or losses caused during the rental period will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the rental period, the owner or owner’s representative may require the Guest and their party, including visitors to vacate the property immediately, without compensation or refund.
Conduct and Due Care: Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited. The Guest is responsible for the behavior of the guests staying at the property, as well as visitors to the property during the rental period. Should any guest(s) or visitor(s) not behave in a suitable manner, the owner or owner’s representative may, in their absolute discretion, require the Guest, their party and/or visitor(s) to leave the premises and/or vacate the property immediately, without compensation or refund In the interests of safety, due care should be taken at the property at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all property’s facilities.
Valuables and Security: Any Guest valuables or property left or used at the Property are at the Guest’s own risk. Neither Mykonos Luxury Homes, the owner nor the owner’s representative accepts any responsibility for loss of or damage to Guest property. The Guest is responsible for the property during the rental period and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party, and/or visitors which may negate or prejudice the property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.
Insurance: It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact us or your travel agent, travel consultant, or insurance broker about this. Your payment of the booking deposit and/or the payment of the balance to us confirm that you are covered by such insurance and no claims will be made against us!
Smoking: Indoor smoking is strictly prohibited in all our properties. Should you or a member of your party do not comply with this rule, or should any upholstery be found damaged by smoking anywhere, we reserve the right to charge a minimum fee of EUR300 for cleaning the environment and/or replace its contents.
Complains: We have visited and checked each property. The descriptions displayed on our website are accurate and made in good faith. However, we decline all responsibility for any modifications made by the property owners without our knowledge. We also do not accept any responsibility for the shortage of water supply, gas, or electricity, nor for the breakdown of the swimming pool filtration system. We will do our very best to assist you and solve these problems as soon as possible. If you have any problem during your stay, which cannot be satisfied by dealing directly with the property key-holder, you should contact us immediately. It is impossible for us to help you to claim compensation from the property owner if you do not contact us time during your stay. Every attempt will be made for the Guest to have an enjoyable stay. If the Guest should have a problem during the Rental Period, please inform Mykonos Luxury Homes immediately who will endeavor to put things right. In order for the Guest’s complaint to be addressed, the Guest must communicate any problem whilst on location. If no complaint is reported during the Rental Period, Mykonos Luxury Homes will assume that the Property was to the Guest’s satisfaction and no complaint will be entertained. Complaints lodged only at the end of the holiday period will not be taken into consideration. Clients who decide to leave the property earlier without our knowledge lose all rights to any eventual refund, compensation, or rebate.
Entertaining At The Property: Entertainment parties and functions involving a larger amount of invitees exceeding the maximum number of guests outlined in the e-booking form are strictly prohibited unless fully approved by the property owner in advance and in writing and notified to us (venue fees may apply). Should you make unauthorized use of the property in such a way, the property owner key-holder has the right to ask all guests to vacate the property immediately, with a 100% penalty of the holiday rental costs paid to us. Your security deposit will be fully also forfeited until all applicable claims are fully assessed by the property owner.
Disclaimers: Neither Mykonos Luxury Homes, the key-holder accepts any responsibility or liability for:
- Any physical injury, sickness, death, loss, damage, inconvenience, or additional expenses incurred by the Guest, their party, or visitors regardless of the cause;
- Any vehicle or the contents of any vehicle used, hired, or engaged by the Guest or their party during the rental period;
- Inability of the Guest or any member of the Guest’s party to enter the location of the property or stay at the property for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections; and/or any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with the Property which make it unsafe or unusable, or any other circumstances which amount to “force majeure” or Acts of God, or other events beyond the Owner’s control.
In no case will Mykonos Luxury Homes, individually or collectively be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid.
- This agreement will be governed by the laws of Greece. In the event of controversy arising from the booking and property rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to Greek courts to be resolved finally.
- By making its booking request, the Guest agrees that these terms and conditions have been read, understood, and have been accepted and agreed to by the Guest without reservation and without exception.
- If any of the conditions of this Rental Contract are or become or are deemed to be invalid, or if there is any omission from any terms and conditions, the remaining terms and conditions will remain valid and enforceable and cannot be contested.
